With home values decreasing recently, more than ever you want to be sure that any home improvements you make will help add value.

A long know fact in the real estate industry is that the smallest and least expensive home in a neighborhood typically gets a higher appraised value per square foot than the largest and most expensive home in the same neighborhood.

With housing prices soon to reach a bottom and begin increasing again (real estate typically moves in 7 to 10 year cycles), now is a great time to buy a classic fixer upper and add long term value by making the right improvements to your home!

But with so many potential home improvement projects, how do you know which investments to make?

If your home does not have a garage, adding one can be another good investment to increase resale value; especially if you live in a northern location with a cold climate. For warmer climates, the return on investment may be less significant than other home improvement projects.

garage cleaningThe garage is a classic junk area. As you go through cars, bikes and motorcycles, you end up with used items that you figure you might someday use. You can often have old oil lying around, used tires that you figure you could turn into a swing or planter. Because you are often tired after working on your car or bike, you leave things lying around, making it even more difficult to start the next project.

Start with shelving units and wall hanging units. Plastic works well because it won’t rot, decay or rust. Now, before you start just sticking things onto shelves, look at each item and decide if you actually need it any more. Sure, it might have been vital for a previous car or for a task you used to do a lot. Maybe you simply don’t use it any more. If not, donate it or offer it to friends or family. If nobody wants it, and you can’t eBay it, throw it away. It’s a hard thing to do - but you got your use out of it. It served its purpose. Now it is taking up space.

  • The two-car garage is outdated. Families are growing. People own "summer" and "winter" cars. Teenagers own cars.

    Some home buyers base their entire home-buying decision on the type of garage that comes with the house. One home buyer specifically decided to purchase a certain home because it had a four-car garage. He ran a landscaping business and needed to park four cars, plus have RV access. One house in Sacramento fit those needs, so he bought it.

  • Auto Elevators. For less than it costs to buy a used Honda, you can hire a company to install an auto elevator in your garage. It works like this: you drive into the garage, get out of the car, push a button and your car rises. Then you can park another car underneath.

    Or you can dig out the ground below to provide subterranean parking. The lift and your car will be completely concealed.

  • Garages Are Getting Bigger

Back in the ’80s and ’90s, a standard-sized garage measured about 21 feet by 21 feet and was 7-feet high.

Consider the length of a H2 Hummer, about 15 feet long, which doesn’t leave a lot of room for typical garage items such as a lawnmower, gardening tools or workbench. A 17-foot Bayliner boat, with trailer and hitch, won’t fit in a smaller garage, either. To accommodate our larger vehicles, garages need to be at minimum 22 feet by 22 feet. To fit an SUV, the height should be at least 9 feet.

Estimates for organizational products run on the low end from around $1,000 up to about $10,000. Garages are now an extension of living space and have moved away from a total utilitarian function.

  • Many buyers want a garage that offers organizational systems featuring bins, pull-out drawers, baskets, shelving, cabinets, workbenches and closets.
  • Wall hooks for hanging up garden tools and bicycles keeps clutter off the floor and eliminates the need to stack things in a corner.
  • Extra space in the garage that can be used as a workshop or hobby room is a delightful bonus for those seeking more space.
  • Some want an auxiliary playroom for children, especially if the home has no attic or basement.
  • Buyers want enough room to park three cars.
  • Painted and sealed or polypropylene tiled floors, finished walls and ceilings give garages a clean look.

 

While an upgraded garage might not return your entire investment — especially if it’s on the high side — the amenities will make your home more attractive to buyers and, thus, easier to sell.

LAS VEGAS — Home prices have drastically dropped in the Valley because of the foreclosure crisis, which — according to real estate agents — makes it a perfect time for younger homebuyers to take advantage of the price cuts.

But the downswing in the market also means real estate agents have to change their marketing strategies to stay on top.

Forget the fliers and print ads, agents who are looking for a new market of homebuyers are logging on. Real estate experts with the Prudential Americana Group predict at least 80 percent of homebuyers log online first to start their home search.

A home with a garage is always more attractive to buyers than one without a garage. That being said, issues concerning your garage go much farther than just the existence of one.

If you have a house that has a nice garage door, it sets the stage for the fact that everything else in the house is going to have attention to detail and it really does differentiate homes that are on the same street. With some exterior paint and a unique garage door, the house really becomes a semi-custom house.

The garage door is more than an architectural element. It can be a trigger point for buyers. They’re driving down the street in a tract-home neighborhood and suddenly they spot a custom wooden garage door. It’s striking and different and often gives them reason to stop and take a closer look, maybe even come inside.

Garages are not normally clean places, so a clean garage subconsciously implies to a buyer that you take better than average care of your home.
